For the most part, sealants often play the dominant role in being the proximate cause of an envelope failure.

Once the possible source(s) have been identified, a remedial plan must be executed to repair the breached envelope.

After the repair, the most critical part of the remedial plan should take place, re-testing the subject areas to confirm the repair worked and the suspected source was the only source. Often times multiple sources can only be determined as each overlying cause is repaired.

A lot of field testing is specified using the AAMA 503, which calls for the use of the ASTM E 1105 procedure to execute the field quality control field testing.

If you're confused, you are not alone.

The ASTM E 1105 is the procedure in this case, and the AAMA standard guides the criteria for what constitutes a passing or failing result.

AAMA allows for a prescribed amount of water to be evident inside the plane of the glazing so long as it is "controlled".

After years of testing, Recon Independent Assessments is puzzled by the fact that any water evidenced inside the building envelope would be considered a successful installation.

Over time, conventional wisdom dictates that water intrusion never cures its self, rather it typically gets worse.

Why start a building's occupancy at a deficit?

In the case of an ASTM E 1105 being specified as the stand alone standard and procedure to evaluate the water penetration resistance of a newly installed fenestration system, the standard is clear: No water shall be evidenced inside the inner plane of the glazing. Period.

Building Diagnostics and Installation Verification - Recon Has Been Busy Testing Statewide

Recon Independent Assessments was recruited to assist on a project in Boca Raton to help determine what failures existed in the building envelope in a two story multi unit business condo that were contributing to or causing water intrusion and associated damage.

After four full days of testing we were able to issue a written report of findings to help guide the engineer providing remediation recommendations.

Testing was performed in accordance to ASTM standards for building envelope evaluation testing.

Pre-construction meetings in Port St. Lucie were held to get an exciting new biomedical facility underway. Extensive building envelope inspections and window installation verification testing will follow.

In Ft. Pierce the IRSC campus is still growing. An initial round of testing of installed fenestration has been completed successfully.

A walk through was performed in Jacksonville at UNF to help guide the installer there with what to expect in the future when testing commences. The project team has contracted with Recon Independent Assessments to test 100% of the installed fenestration to ensure that water intrusion issues are avoided for the owner. There is nothing that says reputation for excellence better than a commitment to a vigorous testing program.

In Orlando, testing is ongoing on an OCPS project to test the installed operable windows and storefront to ensure that the systems have been installed to standard.

Also in Orlando, field testing on the Federal Courthouse was completed successfully as well.

A Field Quality Control Check, the AAMA 501.2 is a great tool for checking the success of an ongoing installation of curtain wall or storefront.

A common mistake however is to use the AAMA 501.2 as an acceptance test in new construction. To perform an acceptance field quality control test, the best procedure is an ASTM E-1105.

How Do You Determine The Length of An AAMA 501.2 ?

Total perimeter length measurement + total intermediate framing length measurement = Total linear length of test subject.

The AAMA 501.2 is administered at a rate of 5' per 5 minutes of spray application.

Example:

Curtain Wall sample is 25 feet in length by 16 feet high.

There are three vertical frame members within the section and two horizontal frame members.

Horizontal Frame = 100 ft

Vertical Frame = 80 ft

Total Linear Test Subject = 180 ft

Views, daylighting and energy efficiency were important design elements for the Denver office of Heery International, which designed the expansion for the Adams County Justice Center in Brighton, Colo. High-performance glazing systems helped the architects achieve this goal.

Featuring 21,265 square feet of the HP-Wall Series supplied by Wausau Window and Wall Systems, structural consultant, Martin/Martin Inc. developed a 3-D building information model (BIM) during the early-stages of design.

“The model illustrated and clarified the curtainwall’s anchorage requirements at the existing building interface, which were too complex for 2-D details,” says Tom Mifflin, Wausau’s government market manager. “Using BIM tools, along with a collaborative design process, contributed to a very successful project. This avoided potential scheduling delays and costly rework during installation.”

“The project was completed on time and on budget, which is what we all strive for on a project,” says Matt Richardson, project manager with glazing contractor Harmon Inc.’s Denver team.

General contractor GE Johnson Construction Co. (GEJCC) included the glazing team early in the project’s development, according to Joel Watson, Harmon’s senior sales representative. Watson says this involvement was important “to review and assist the design team with the exterior envelope of the building.”

The glass was supplied by Viracon and matches the original glass curtainwall system in performance and aesthetic.

“For an exact match, we supplied the same, low-E, blue-green, insulated glass that we previously supplied to the existing Justice Facility,” says Cameron Scripture, sales representative for Viracon Inc. Complementing the glass in color and in performance, Linetec provided the thermal barrier system and the sea foam green painted finish on the curtainwall and window systems.

This same coating and color also was applied by Linetec to the Justice Center’s storefront and entrance systems, supplied by Tubelite Inc.

Sun reflecting off of a Las Vegas hotel -- and glass made by a Minnesota company -- is cooking tourists with what hotel employees call (not entirely seriously) a "death ray."

The Vdara Hotel at CityCenter, a newly opened development along the Las Vegas Strip, was designed for high energy efficiency, and part of that design means keeping out the desert sun with high-tech, reflective glass made by Bloomington-based Apogee Enterprises Inc. (Nasdaq: APOG).

But the hotel's curved, mirror-like southern wall appears to be focusing an intense beam of sunlight on the pool area below. The Las Vegas Review-Journal reports that the reflected energy is hot enough to melt plastic cups and singe tourists' hair.
Apogee's Viracon manufactured the building's glass, but a spokeswoman said she was not aware of any other company projects with similar problems.

Owatonna-based Viracon began delivering more than 2.3 million square feet of glass for the development in March 2007, according to a news release. The reflecting glass is covered with a light-scattering film that designers thought would have prevented the problem, but a hotel spokesman said another solution is in the works.

The goal of field testing newly installed fenestration is to deliver a watertight building envelope to the owner. The field testing standards and procedures most often seen in Division 8 Specifications includes the fenestration as well as the surrounding construction to determine if the perimeter where the two join is executed in a manner that makes it water resistant.

Manufacturers of the fenestration have designed, built and laboratory tested their products to ensure their products keep water out. Quality control measures at their facility are in place to deliver a consistent product that remains watertight.

Recon Independent Assessments has seen a shift by some manufacturers to push for field testing that does not include the perimeter. By excluding the surrounding structure and sealant they hope to achieve "successful" testing results each and every time.

Recon believes the underlying motive behind the shift is to protect their brand and reputation. A flawed logic of believing that field testing "failures" that include the surrounding structure and sealant somehow reflect poorly on their product seems to be driving their opinion of which test method to use.
