Jacksonville, Florida Federal Courthouse Curtain Wall Repairs

Recon Independent Assessments was selected by GSA to provide field quality control examination and testing in support of the repair work being undertaken to correct leaks through the curtain wall glazing at the Jacksonville, FL Federal Courthouse.

Recon will provide testing in accordance to GSA's statement of work on the repair project to ensure successful repairs are completed to the building envelope.

Recon Independent Assessments was selected by GSA as Water Intrusion Design Specialists for the Pensacola, Florida Federal Courthouse water intrusion repairs project that is kicking off in September.

Recon will be performing examinations of existing conditions and working closely with the entire team to design and implement solutions that will correct latent issues within the building envelope to prevent future moisture intrusion.

Post Tropical Storm Water Intrusion Investigation

After the recent wind driven rains of a tropical storm passed, Recon Independent Assessments was contacted to perform a post event investigation after reports of water intrusion by the owner.

The building's fenestration had been subjected to rigorous testing throughout construction, far in excess of what is seen in most specifications.  As a result, the curtain wall and punched openings had a record of having been watertight only months before.

Initial examination on the interior side above the section of curtain wall where water had been seen resulted in observation of staining coming from above the head plate.

After inspection of the brick facade and precast architectural relief above the curtain wall it became apparent that the sole possible source for water to enter into the structure would be through weeps in the masonry.

Water was applied at the weeps in a manner to simulate wind driven rain.  Water was evidenced inside above the curtain wall almost immediately.






Through careful and deliberate analysis of the building envelope's components, Recon was able to provide a course of action to it's client to address the water intrusion event in a professional and reasoned manner.

Post Hurricane Water Intrusion Investigations Provide Valuable Information

In September 2011, Recon Independent Assessments provided investigative testing for two clients in Virginia and North Carolina that experienced water intrusion as the area felt the effects of Hurricane Irene.

Window & Curtain Wall Field Testing Scheduled in Raleigh NC

Recon Independent Assessments will be Field Testing in Raleigh, NC very soon.  A team of Recon Consultants will deploy to the project to provide valuable information regarding the quality of the installation of windows and curtain wall being installed in a newly constructed building.  In accordance with the Division 8 Specs, Recon will provide field testing of the installed fenestration using ASTM E-1105 testing proceedures.

Ida Tested Installed Windows for Water Penetration in Norfolk & Virginia Beach

So You Want A Watertight Envelope?

Recon recently reviewed specifications on a large local goverment building project that includes installation of Aluminum Windows, Aluminum Storefronts and Aluminum Curtainwall. The only language in them that attempts to confirm the design goal of building a watertight building is the lonely section quoted below. It was found deep inside the Division 8 Specifications:

1.08 FIELD TESTS


A. Field Testing: Owner may employ an independent testing agency to perform tests on in-place
curtain wall systems and components. Cooperate with testing agency at all times during field
tests.


1. Leakage: Tests will generally include a prolonged water spray test similar to AAMA 502.
Any uncontrolled leakage within the curtain wall system or between the curtain wall
system and adjacent construction will be considered a failure.


2. Failures: Contractor shall pay for all remedial work and all retesting required because of
failures.

Despite a coastal location, with a history of tropical storm winds and rainfall, the building's most vulnerable portion of the envelope is largely being left to chance by not requiring independent field testing of all types of the installed fenestration in the building.
The cost of testing is minimal when compared to the resolution of problems that typically follow moisture intrusion events in buildings.
