Field Testing For Water Penetration Underway

Recon Independent Assessments is beginning acceptance testing of several  fenestration systems being installed in the HCA's New Medical Center of Trinity.

On site we're teaming up with Bovis to ensure the building envelope is watertight by evaluating the installation work using the ASTM e-1105 standard.

Sun reflecting off of a Las Vegas hotel -- and glass made by a Minnesota company -- is cooking tourists with what hotel employees call (not entirely seriously) a "death ray."

The Vdara Hotel at CityCenter, a newly opened development along the Las Vegas Strip, was designed for high energy efficiency, and part of that design means keeping out the desert sun with high-tech, reflective glass made by Bloomington-based Apogee Enterprises Inc. (Nasdaq: APOG).

But the hotel's curved, mirror-like southern wall appears to be focusing an intense beam of sunlight on the pool area below. The Las Vegas Review-Journal reports that the reflected energy is hot enough to melt plastic cups and singe tourists' hair.
Apogee's Viracon manufactured the building's glass, but a spokeswoman said she was not aware of any other company projects with similar problems.

Owatonna-based Viracon began delivering more than 2.3 million square feet of glass for the development in March 2007, according to a news release. The reflecting glass is covered with a light-scattering film that designers thought would have prevented the problem, but a hotel spokesman said another solution is in the works.

Fear Driven Testing Is Counterproductive

COUNTERPRODUCTIVE: tending to hinder the attainment of a desired goal


The goal of field testing newly installed fenestration is to deliver a watertight building envelope to the owner.  The field testing standards and procedures most often seen in Division 8 Specifications includes the fenestration as well as the surrounding construction to determine if the perimeter where the two join is executed in a manner that makes it water resistant.

Manufacturers of the fenestration have designed, built and laboratory tested their products to ensure their products keep water out.  Quality control measures at their facility are in place to deliver a consistent product that remains watertight.

Recon Independent Assessments has seen a shift by some manufacturers to push for field testing that does not include the perimeter.  By excluding the surrounding structure and sealant they hope to achieve "successful" testing results each and every time.

Recon believes the underlying motive behind the shift is to protect their brand and reputation.  A flawed logic of believing that field testing "failures" that include the surrounding structure and sealant somehow reflect poorly on their product seems to be driving their opinion of which test method to use.

Recon Independent Assessments will test to whatever standard is selected and report the results as required. 

Unfortunately, when the "fenestration only" testing is completed, the underlying goal of field testing the newly installed fenestration to help ensure the building envelope is watertight may not have been achieved.

As an Owner's Representative, Superintendent, Project Manager, or Engineer be aware of  the correct test methods and procedures that serve the Ultimate Goal:  A watertight building envelope.

Review your Division 8 Specifications and understand the Field Quality Control section to ensure the Field Testing you see performed is not counterproductive.

Standard of Care: Including Water Penetration Testing of Installed Fenestration Products

Your Project Team is gearing up for a new building that is coming out of the ground very soon. The "i"s are being dotted and the team is looking to "value engineer" the project. One of the components that is set for getting cut is the "field testing" for windows and curtain wall.

Big mistake.

The low cost of field testing windows using the ASTM E 1105 proceedure, whether to the AAMA 502 or AAMA 503 test standards, or keeping it clear and simple by keeping the ASTM standard; far outweighs the potential cost of call backs for leaks after building turn over.

The cost to your reputation could be the biggest risk you take when water intrusion issues become a focal point on one of your completed projects.

Someone may bring up that all of the fenestration passed testing at the factory. Why test it again. While true, the product was tested for performance by the manufacturer, the production of the product typically gets one per ten thousand or production run...

The actual installation of the product gets tested in field testing, as well as the product. The field testing takes place where the "weather meets the wall".

Masonry Absorption Testing an Added Value

The ASTM E 1105 Test Procedure for Water Penetration

When reading the Specifications for Division 8 on your next project, keep in mind that no matter which Test Standard is called for, ASTM or AAMA; the procedure will be the ASTM E 1105.

Why does it matter?

If you believe and your Company believes that no water is acceptable inside the Building Envelope, you'll want to clarify which Test Standard will be used to define a failure when running Field Testing For Water Penetration On Installed Windows, Curtain Walls, Storefronts, and Skylights.

ASTM Test Standards do not allow for any water to enter.

AAMA Test Standards allow for a small amount of water.

Critical Details Should Always Be Field Tested

Elementary School Requires Field Testing of Installed Windows

Accountability to Quality is Second Nature on Jobsites Where Field Testing Takes Place



Recon Independent Assessments Provided Field Testing As Required By Project Specifications at a Central Florida Elementary School Construction Project.
Field Testing of installed windows using the ASTM e-1105 test procedure was undertaken to ensure the design goals of the project were met.
The School Board requires Independent Third Party Field Testing to ensure work is done correctly.

Florida Community College Specifications Call For Field Testing of Windows






Broward Community College is retrofitting a building on the North Campus. The installation of operable aluminum windows is being tested to ensure the building is resists water penetration as designed.

Initial Testing of the system resulted in the need for extensive diagnostic field testing to help ensure a proper remedial plan to prevent further problems with uncontrolled water entering the interior.


A representative from the factory where the window system was built participated in the testing. A fix was agreed upon and implemented.


After the remedial fix was applied additional field testing was conducted to validate the results. A significant number of openings were selected to have testing performed.


The field testing was successful.

The staff from the Community College are extremely happy with the requirement for field testing and the improved quality that resulted from having it in place.

Air Infiltration & Water Penetration Testing Operable Windows













Recon Independent Assessments rolled south to Broward State College to provide an initial round of testing on a window retrofit project on campus.





A total of eight openings were tested.





The ASTM E-1105 & ASTM E-783 were used to evaluate the installed operable windows.

Field Quality Control For Installed Windows & Curtain Wall






Recon Independent Assessments recently completed the first phase of a project providing oversight of remedial work required on a window and curtain wall retrofit in an existing building.






Based on recommendations provided on an earlier field testing engagement, the installer was implementing remedial actions to prevent water infiltration around the system's perimeter.






As the end plates were removed, it became apparent that no set procedure had been followed during the initial installation.


Recon staff observed the installation of the new end plates and documented the proper procedure that was to be replicated on subsequent locations to ensure the architects directive was being followed.

Radius Curtain Wall & Storefront Systems Test Well at University of Florida

The Levin Law Advocacy Center in Gainesville, FL was recently tested using both ASTM E-783 & ASTM E-1105 test protocols. The test subject, a radius curtain wall passed the field testing with flying colors.

AAMA 501.2 Field Quality Control checks were also performed on another curtain wall and storefront systems in other areas of the structure. Again, successful results were achieved.
